Everything You Need to Know
What is the difference between a lease plan and a title plan?
A lease plan is required when granting a lease of 7+ years and shows the extent of the demised property (what's being leased). A title plan defines the legal boundaries of ownership for Land Registry purposes and is required for first registration or transfer of ownership. Both must be HMLR-compliant, but serve different legal functions.
How quickly can you turn around a plan?
Our standard turnaround is 48 working hours from quotation acceptance. For urgent projects, we offer an expedited 24-hour service (subject to availability and additional fee). Complex multi-title projects may require longer—we'll give you an accurate timeline in your quote.
What happens if further revisions are required?
If any plan prepared by SovaTech Consulting requires further revisions by the HM Land Registry or a Local Planning Authority to expedite registration and validation, we provide immediate consultation to determine and close out any variations. This is our compliance guarantee - your risk becomes our responsibility.
Do I need to provide OS data?
No. All our plans use licenced Ordnance Survey MasterMap data via our ProMap Professional subscription. This ensures legally authoritative, up-to-date base mapping. If you already have OS data from searches or surveys, we can use that to cross-reference, but it's not required.
How much does it cost?
We offer transparent fixed fees for standard work.
